Privacy Policy

Effective date: August 19, 2026  ·  Applies to: Takings mobile app and propertytakings.com

Who we are

Proving Ground Property Advisors, LLC (“Proving Ground,” “we,” “us”) operates the Takings mobile application and the propertytakings.com website. This policy describes what personal information we collect, why we collect it, and how you can control it.

Questions or requests: jason@provinggroundadvisors.com.

What we collect and why

Phone number. When you create an account, we ask for your mobile phone number and send a one-time verification code via SMS. Your phone number is the primary identifier for your account. We store it in our database and use it to link your tracked property to your account. Phone authentication is handled by Google Firebase, which may collect additional device and network information governed by Google’s own privacy policy.

Property address. You enter a street address and city/state/zip to activate property tracking. We send that address to the Google Maps Geocoding API to convert it to latitude and longitude coordinates. We store both the address text and the coordinates. We use the coordinates to query public government records (DOT corridor maps and FEMA flood maps) and return signals about your property.

Email address (optional). If you provide an email address, we store it and use it to send alert notifications when signal data for your tracked property changes. Providing an email address is optional; the app functions without one.

IP address. Our servers log your IP address on API requests for rate limiting and abuse prevention. IP addresses are stored in server-side log tables and are not shared with third parties beyond our infrastructure providers.

Anonymous analytics. When you claim a property, we record an anonymous event (property county, nearest corridor, a random session identifier) to understand usage patterns. This record does not contain your name, phone number, or email address.

Third-party services

We use the following services, each of which processes some of the data described above:

  • Google Firebase — phone number authentication. Governed by Google’s Privacy Policy.
  • Google Maps Geocoding API — address-to-coordinate conversion. Your entered address is sent to Google to look up its location. Governed by Google’s Privacy Policy.
  • Supabase — database and API hosting. Your account data, tracked address, and signal history are stored on Supabase-managed infrastructure. Governed by the Supabase Privacy Policy.
  • Vercel — web and API hosting. Serverless functions that power the app run on Vercel infrastructure. Governed by the Vercel Privacy Policy.
  • Resend — email delivery. If you have provided an email address and enabled alert notifications, alert emails are delivered through Resend. Governed by the Resend Privacy Policy.

How we use your data

We use the information we collect to:

  • Verify your identity and link your account to a tracked property.
  • Query public government records and return property signals to you.
  • Send one alert notification when the signal data for your property changes (requires email).
  • Prevent abuse and enforce rate limits on our API.
  • Understand aggregate usage patterns of the service.

We do not sell your personal information. We do not share your phone number, email address, or property address with third parties except as described above (infrastructure providers required to operate the service). We do not use your data for advertising.

Data the app does not collect

Takings does not collect your device location. The app does not request GPS access or background location permissions. The property address you track is entered manually by you. We do not collect contacts, camera, or microphone data. We do not collect your name, Social Security number, or any government identification number.

Data retention

Your account data (phone number, tracked address, and email if provided) is retained for as long as your account is active. Server-side rate-limit and event logs may be retained for up to 90 days for security and abuse-prevention purposes.

When you delete your account, your tracked property record and associated personal identifiers are deleted from our database. Firebase authentication records are governed by Google’s retention policy; we also delete the corresponding Firebase user record upon account deletion.

How to delete your account

You can delete your account at any time from within the Takings app. Open the app, tap the settings icon on the Track screen, and select “Delete Account.” You will be asked to re-verify your phone number. Upon confirmation, your tracked property record and account data are permanently deleted from our database.

If you have difficulty deleting your account through the app, email jason@provinggroundadvisors.com and we will delete your data manually within 30 days.

Children

Takings is not directed to children under 13. We do not knowingly collect personal information from anyone under 13. If you believe we have inadvertently collected such information, contact us at jason@provinggroundadvisors.com.

Changes to this policy

We may update this policy as the service evolves. Material changes will be noted by updating the effective date at the top of this page. Continued use of the app after a change constitutes acceptance of the updated policy.
